Warranty Programs.

All Queenscorp homes come with an extensive home warranty backed by the Tarion Warranty Corporation. Tarion is an independent organization designed to protect homeowners and ensure builders honour their warranty obligations. Tarion offers numerous opportunities in which homeowners can claim their warranty protection, if need be, namely; the Pre Delivery Inspection, 30 Day Warranty Form, 1 Year Warranty Form, 2 Year Warranty Form and the Major Structural Defect Warranty. For your reference, the details of each warranty period and the related warranty protection are outlined below:

PRE DELIVERY INSPECTION

The Pre Delivery Inspection is the process of making a formal record of the home's condition prior to taking possession. The form should identify any materials or items that are incomplete, damaged, missing or not in good operational order, along with any items that cannot be inspected.

30 DAY WARRANTY COVERAGE

The 30 Day Form serves to detail all outstanding items from the Pre Delivery Inspection and new items that the homeowner has discovered since taking possession. The 30 Day Form must be completed within the first 30 days of the homeowner taking possession.

1st YEAR WARRANTY COVERAGE

The 1 Year Warranty Form must be submitted within the last 30 days of the 1st year of possession. During the first year the builder warrants that the home is free from defects in materials or workmanship, meets Ontario's Building Code requirements and is fit for habitation. 2ND YEAR WARRANTY COVERAGE

During the second year of possession, the statutory warranty covers items such as water penetration, defects in materials that result in water penetration, violations of the Ontario Building Code among others.

MAJOR STRUCTURAL DEFECT WARRANTY

During the 3rd to 7th year of possession, a homeowner may make a claim directly to Tarion regarding major structural defects. A claim made regarding a major structural defect can be made at any time after the 3rd year of possession but no later that the 7th year.

Tarion also guarantees deposits for up to $20,000 on condominiums and offers compensation and protection to homeowners in the case of occupancy delays.
